Land Use Development Applications and Forms

The Planning Division is responsible for conducting the review of proposed development projects within City limits. The use and zoning for specific parcels in the City of Cortez is regulated by the City Land Use Code and Zoning Maps. Developing or changing the use of parcels in the City may require a land use approval process.

Land Use Development Applications, Permits, and Process

The Planning Division is responsible for conducting the review of proposed development projects within the City limits. Chapter 6 of the Land Use Code outlines the administrative procedures for various development requests. 

Common development that require an application or discussion with staff including

  • Developing a parcel for the first time
  • Extensively changing the use or site plan for a parcel
  • Subdividing or condominium-izing a parcel
  • Obtaining a conditional or temporary use permit for a regulated use as outlined in the Land Use Code
  • Amending the zoning of a parcel

Land Use and Permit Fees

Application fees are set by Council each year to cover expenses for materials and cost of services.
